Preparing for a home inspection is an important part of selling or maintaining your property. Proper preparation can help the process go smoothly and may even make a positive impression on potential buyers. Here are some steps to help you get ready:

  1. Clean and Declutter: Make sure your home is tidy and free of unnecessary clutter. This allows the inspector easy access to all areas and gives a good impression.

  2. Ensure Accessibility: Unlock gates, doors, or panels that the inspector may need to access, such as the attic, basement, electrical panel, furnace, and water heater.

  3. Check All Light Bulbs and Fixtures: Replace any burnt-out bulbs and make sure light switches and fixtures are functional.

  4. Test Appliances: Ensure that all major appliances, such as the stove, dishwasher, and washing machine, are working properly.

  5. Address Minor Repairs: Fix leaky faucets, loose doorknobs, squeaky doors, and any minor maintenance issues.

  6. Replace HVAC Filters: Clean or replace filters in your heating and cooling systems to show they are well maintained.

  7. Clear the Perimeter: Trim back shrubs, clean gutters, and remove debris from around the house to make the exterior easily inspectable.

  8. Provide Documentation: Gather warranties, receipts, or records of repairs and maintenance to show the inspector or prospective buyer.
